A New Concept
When the hotel was purchased on December 5, 2002 by an investment team led by Dan King and Gregory Hartmann (both Boulderites), they did what they do best. With their combined 40 years of hotel consulting and operations experience and the resources of HVS Hotel Management and HVS International, they evaluated all the options. Should this prime real estate (literally steps from the University of Colorado campus) be leveled to build a new “vanilla” hotel or even a residential condo development? Does Boulder really need another upscale, formal, high price hotel? They surveyed business, university, tourism and community leaders, as well as hotel guests. Where’s the unmet need? What do guests want?

The decision: Create a new concept. Revive and enrich this solidly built 40-year old hotel property with personality, color and energy that reflects and celebrates Boulder, Colorado - an eclectic and unique town that surrounds us. Keep it affordably priced! (Who really wants to pay more?) Provide a full-service, mid-priced, professionally operated hotel, for corporate/business and leisure guests, with “unexpected” customer service and amenities. Provide opportunities for travelers to quench their thirst for adventure and to experience the “local flavor.” Create a fun hotel experience in an informal, casual setting - a “Boulder Outlook Hotel Experience.”
